What is real estate tokenization?

Real estate tokenization is the process of converting the ownership value (and any associated rights) stored in real estate assets into real estate tokens on the blockchain to enable digital ownership, transfer, and storage of assets.

Real estate tokens are popularly used to represent:

  • Ownership of part of a property
  • Ownership of an entire property
  • Equity interest in an entity controlling a property
  • Interest in debt secured by a property
  • Right to share in the cash flows of a property

Fractional ownership of real estate made truly possible

Most ordinary investors who want to own a piece of commercial real estate instead of the whole asset invest in a publicly-traded real estate investment trust (REIT). REITs are expensive, time-consuming, and restrict investors to pre-selected assets.

Now, with tokenization, assets can be divided into traceable fractions up to multiple decimal places represented on the blockchain by multiple encrypted tokens. This process is known as fractionalization.

These real estate tokens can be transferred directly and near-instantly at a low cost, increasing investment accessibility and bringing new capital flows to highly illiquid real estate assets.

Unlocking valuable liquidity via tokenized investment

Tokenization unlocks valuable liquidity in real estate as assets become available to investors at a lower minimum on a constantly-operating global network.

Tokenized assets can be issued, traded, and managed with fewer intermediaries and underwriters, facilitating faster and more transparent transactions.
Flexibility in asset and investment size increase freedom of entry and exit, widening investor pools and possible investment products.

Real estate asset owners are empowered with new ways to raise capital, release equity, obtain debt, and trade real estate with other tokenized assets for better returns to reallocate for future offerings. Meanwhile, investors can improve portfolio diversification and performance with access to products and markets previously out of reach.

TRACEABILITY AND PROTECTION

Blockchain provides a transparent, immutable ledger with instant, global synchronization of ownership and transaction history. This enhances efficiency and accountability while reducing misconduct, error, and information gaps. This can protect investors from the kind of events that led up to the 2008 financial crisis.

FUNDING AND FAIR PRICING

Tokenization paves the way for real estate assets to be traded on secondary marketplaces, enhancing liquidity and enabling easier exchange while improving price discovery and valuation. Lower minimums and new pools of investors can fund new projects, addressing the commercial real estate crisis in major cities.

INFORMED INVESTMENTS

Blockchain enables investors to own fractions of real estate assets of their choice, rather than relying on REITs or pre-determined portfolios of varying quality. Enhanced transparency and improved record keeping empower investors with better information, leading to more informed and strategic investment decisions.

Steps to tokenize assets on Polymesh

1

Choose your preferred issuance method

Polymesh provides base layer blockchain infrastructure that you can integrate directly in-house or with your own white-label token manager. For a completely no-code approach, choose an issuance platform. A securities professional or digital assets advisory firm can help you get in touch with a platform provider, or you can browse the Polymesh ecosystem.

2

Create your token

Decide when, where, and how to mint your token. Polymesh supports both fungible tokens and non-fungible tokens, as well as embedded compliance rules and metadata for important documentation and information about your asset. Polymesh also includes functionality for smart contracts in the Ink! language should they be required.

3

List your asset in a secondary market, if desired

One of the major benefits of blockchain technology is facilitating easier trading on secondary markets. This allows you to improve liquidity for your asset and reach a broader pool of investors. See the Polymesh ecosystem for secondary marketplaces including decentralized exchanges that can facilitate exchanges directly between investors.

4

Execute asset servicing and lifecycle management

Service your asset as per your business operations, client needs, and regulatory requirements. Governance and auditability are core aspects of Polymesh’s architecture while native features can be leveraged to automate corporate actions, increasing efficiency while decreasing errors and overhead.
